In this article, we'll cover the renter & tenant portal settings. Both are very similar; the only difference is that when you're a renter or applicant inquiring about a rental, you'll have limited access to some of the information outlined in this article. As a tenant, you unlock additional settings.
As a renter or tenant, you can find your settings by navigating to the Settings tab on the lower left corner of your page. The steps outlined in this article are for desktops.
Account Overview -
In the Account section of your renter portal, you can edit the following:
First & Last name
Phone Number
Email Address
Change Password
Upload a Photo for your profile
Notification Preferences (email notifications & unsubscribing)
Change Password -
As a renter, you can change your password by taking these steps:
1. Log in to your account
2. Click Settings in the lower left corner
3. Within the Account section, click Change Password to the right of your page (if on a desktop).
4. Enter your Current Password
5. Enter your New Password and click Change.
If you forgot your password, you can reset your password by clicking Forgot Password? on the Renter Login page. You'll receive an email to reset your password; from there, you'll want to follow the prompts.
Important: Your landlord (or property manager) cannot edit your contact information once you've logged in. If you need to update your email address or phone number, it is best to log into your renter portal and update this information on your own.
Notification Preferences -
By default, you are subscribed to messages from TurboTenant, Rental Notifications, and Messages from the Landlord. Learn how to modify your notifications and How To Unsubscribe From Emails - For Renters.
Important: Notifications are sent via email unless otherwise noted. Please note that even if you turn off all notification categories, you will still receive important emails related to your account, security, and payments.
Payment Methods -
You'll see the Payment Methods section in your Settings tab if you're a tenant. In this section, you'll be able to:
Add Payment Method (to pay your rent).
Enroll in Autopay & Update Autopay Settings
View Receipts for your rent payments
Autopay -
In the Autopay section of your renter portal, you'll be able to:
Enroll in Autopay
Select Payment Method
Manage when Autopay should be processed
Manage Autopay Charges
Turn Autopay Off or On
Tenant-Controlled Autopay Setup
Autopay for rent payments in TurboTenant is primarily managed by tenants. Landlords cannot directly enable or change a tenant’s autopay settings. Key points include:
Tenants are responsible for setting up and managing autopay through their tenant portal.
Landlords can view if tenants have enabled autopay but cannot alter these settings.
Impact of Charge Updates on Autopay
When landlords update rent charges, tenants need to take action to continue autopay without interruptions:
Reenroll in autopay to align with updated charges.
Manually set up autopay for any new rental terms.
Troubleshooting Autopay Issues
If autopay payments fail, consider these factors:
Ensure autopay is enabled and the tenant's lease profile is active.
Review common issues like insufficient funds or payment method problems.
Confirm that all charges are properly set in the tenant's account.
System Notifications for Failed Payments
TurboTenant alerts tenants when autopay payments fail. Manual payments must be submitted as the system doesn’t retry failed charges. Landlords don’t need to follow up since notifications are automatically sent.
Best Practices for Tenants
Proactively update autopay settings for any charge adjustments.
Address failed payment notifications quickly by submitting manual payments.
Ensure payment methods are valid and updated regularly.
Updating Your Payment Method -
The easiest way to add a new payment method is by clicking on your Settings tab and then clicking on Payment Method, and then clicking on plus ➕ New Payment Method.
Important: If you have more than one payment method connected, you'll have the option to choose which payment method you'll use for paying rent at the time of submitting your rent payment, or other associated charges.
Deleting Your Payment Method -
To delete your Payment Method in your account, you'll want to click on your Settings tab and then click on Payment Methods. To the right of the card on file, click the trashcan icon.
Rent Reporting
In your Rent Reporting settings, you can:
Set Up Rent Reporting
Manage Rent Reporting Subscription
Receipts
In your Receipt settings, you can view the following receipts:
Rent Payments
Subscription Receipts
Screening Report receipts
If you do not have receipts listed in this view, this means you have not made a purchase or made a payment through TurboTenant.
If multiple tenants are listed on the same lease profile, only the tenant who submitted the payment will receive the receipt.
