Autopay: Automatically Pay Your Rent Each Month

How to set up and use automatic payments on TurboTenant as a renter.

Between utilities, phone bills, countless subscriptions, and student loans, there are a lot of bills to remember to pay on time. That’s why TurboTenant made it easy for renters like you to automate your monthly rent payments.

How to Enroll in Autopay

Here’s how to set up automatic payments for any (or all) of your recurring monthly charges - such as rent or a utility charge - within TurboTenant.

1. From your Tenant Dashboard, click on “Settings” in the left-hand navigation column. At the top of the page, switch to the “Autopay” tab.

If you’re new to TurboTenant, you’ll notice an Autopay notification on your dashboard. Click on “Enroll in Autopay.”

TurboTip: Both of these options will take you to the same page.

2. Your Autopay feature will be turned “Off” by default. To turn it on, click on “Enroll in Autopay.”

3. Next, checkmark the “Charges” you want to put on autopay. These should be the recurring payments you don’t want to remember to pay each month. All payment due dates are marked on the charge for your convenience.

When setting up Autopay, you'll choose the date you'd like your payment to be withdrawn under the section labeled "When should the autopay be processed?"

You can schedule Autopay to process up to 12 days before your rent is due. If you don’t pick a specific date, Autopay will default to 3 days before the due date.

Keep in mind: even if your rent charge is posted earlier, Autopay won’t be able to process the payment more than 12 days in advance.

4. Click on “Save.” And that’s it! You’re all set for automatic payments. You’ll be redirected to the same “Autopay” tab in “Settings.” You’ll notice that Autopay is now turned on, and you’ll be able to see any of the charges for which you set up automatic payments.

Important: Autopay can only be used to pay your full rent amount. Partial payments are not available for Autopay.

⚠️ Shared leases: If you share a lease with roommates, only one tenant per charge can have Autopay enabled. If a roommate has already set up Autopay for your shared rent charge, you won't be able to set up a separate Autopay for the same charge. Coordinate with your roommates to decide who sets up Autopay — the others will need to pay manually.

Additionally, if a manual payment is made before the scheduled autopay date, it may override the autopay transaction by fulfilling the payment balance. Additionally, AutoPay only works for one lease at a time, so if you have multiple leases, you will need to manually manage the payments for others. Simply linking a bank account to your TurboTenant account does not enable AutoPay. AutoPay must explicitly be set up in account settings.

How to Turn Off Autopay

If you no longer want to schedule your recurring payments, you can always turn off Autopay at any point.

Click on “Settings” in the left-hand navigation column, then switch over to the “Autopay” tab. Click on “Manage Charges." Next, in the "Turn Autopay" section, click "Off" and click "Save."

And that’s it! You’ll be redirected to the “Autopay” tab in “Settings,” on which you’ll see that Autopay is no longer enabled and is turned Off.”

Updating Autopay

Want to add automatic payments for new charges? Need to update your Autopay information or settings? Doing so is easy.

1. Click on “Settings” in the left-hand navigation column, then switch over to the “Autopay” tab. Click on “Manage Charges.”

2. Check any charges for which you want to begin automatic payments, or uncheck charges you no longer want to pay automatically. Click “Save.”

3. You’ll be redirected to the “Autopay” tab in “Settings,” on which you’ll see your updated Autopay settings. All done!

Can’t Find Autopay?

Automatic payments are a lease-specific setting set by your landlord. If you are unable to locate Autopay in your dashboard, it is because your landlord has not enabled automatic payments for your lease. Instead, you'll see the option to message your landlord.

To verify the status of your autopay, go to your Account Settings in the left-hand column navigation. Under the “Autopay” tab, you’ll see if Autopay is disabled by your landlord. If it is, you can message them within TurboTenant to ask them to turn this feature on.

If there are no active charges set by your landlord, AutoPay may turn off. Contact your landlord to ensure a valid charge is in place before reactivating the feature.

FAQs

Q: I received an email notification that my autopay payment failed. Will it attempt to recharge automatically?

A: If you received an email notifying you that your autopay payment failed, you’ll need to make a manual payment so that you make sure your landlord gets your payment on time! The system will not retry a failed payment on autopay.

Q: I received an email notification that my autopay failed due to insufficient funds, but there were sufficient funds in my bank account. What should I do?

A: This situation usually occurs when Stripe or Plaid detects that your available balance, including any pending transactions, is insufficient to cover the charges. To ensure that payments are made on time, please log in to your account and make a manual payment.

Q: I just set up Autopay — will it cover a payment that's already due this month?

A: No. Autopay only applies to future charges. If you have a payment due now or in the past, you'll need to make that one manually. Once Autopay is active, it will automatically process all future recurring charges on the schedule you set.

Q: Can I schedule Autopay for on or after my due date?

A: No. Autopay can only be scheduled up to 12 days before your due date — you cannot set it to process on the due date itself or any date after it. If you need more flexibility on timing, ask your landlord to adjust your rent due date to a later day in the month, which shifts the scheduling window accordingly.

Q: Can I set up Autopay for non-monthly payments (e.g., weekly or bi-weekly)?

A: TurboTenant's Autopay is designed around monthly recurring charges. Standard weekly or bi-weekly payment schedules are not available through Autopay. However, if your landlord has set up separate recurring charges with different due dates (for example, as part of a special payment arrangement), you may be able to enroll each charge in Autopay individually — see below.

Q: Can I have more than one Autopay enabled at the same time?

A: Yes — but only if each charge has a different due date. If your landlord has set up multiple recurring charges on separate due dates (for example, as part of a special weekly payment arrangement), you can enroll each charge in Autopay individually. During setup, you'll see each charge listed with its due date — simply checkmark the ones you want to automate.

Important: Only tenants can set up Autopay — landlords cannot enroll you or manage your Autopay settings. If you don't see multiple charges available in your Autopay setup, contact your landlord to confirm the charges have been created in the system.
