Requiring renters insurance helps protect both you and your tenants. It can save you thousands in unexpected costs - like accidental property damage, liability claims, and even your own insurance deductible.
TurboTenant makes it simple to communicate the requirement to tenants and keep proof of coverage documented in one place, so everyone has peace of mind.
This is a lease-level setting, which means you can require renters insurance for some leases or properties, and leave it off for others.
By default, TurboTenant leases are set to require renters insurance. If you’d like to turn this setting off (or switch it back on) for a specific lease, follow the steps below.
How to require renters insurance
Step 1: Log in to your TurboTenant account, then go to Lease Profiles and open the lease you want to update.
Step 2: Click Edit in the upper-right corner.
Step 3: In Lease Settings, scroll to the Renters Insurance section and click Yes.
What happens once you require renters insurance?
When renters insurance is required, TurboTenant makes it easy for you to actually get proof of their policy:
When you convert an applicant to a tenant, we’ll send an email to the renter letting them know you require renters insurance as part of the lease.
Your tenant is then prompted to provide proof of their policy within their TurboTenant account. They can choose any insurance provider they want, and simply upload their policy. They also have the option to purchase a policy for as low as $11/month through our partnership with SURE.
Once they provide proof of insurance, we’ll send you an email letting you know you’re covered. When they purchase through SURE, you’ll also be notified if their policy changes, is canceled, or expires. The policy details are available within 24 hours of their purchase!
Managing renters' insurance notifications is essential for clear communication. If renters upload proof through their TurboTenant account, they must ensure that policy documents are submitted accurately to avoid redundant reminders. On the landlords' end, checking system settings regularly ensures proper notification management.
If renters insurance is NOT required, no communication to your tenant will take place.
How to turn off renters insurance requirements
If you no longer want the renters' insurance required setting, you can disable notifications directly within your TurboTenant account:
Step 1: Log in to your TurboTenant account, then go to Lease Profiles and open the lease you want to update.
Step 2: Click Edit in the upper-right corner.
Step 3: In Lease Settings, scroll to the Renters Insurance section and toggle the requirement No.
Frequently Asked Questions:
Q: How can tenants stop receiving renters insurance notifications?
A: Tenants cannot stop notifications directly. If reminders persist despite uploading proof of insurance, they should contact their landlord to ensure the requirement setting is correctly updated in TurboTenant.
Q: What happens if landlords forget to update notification settings?
A: If landlords do not update settings after disabling the insurance requirement, tenants may continue receiving unnecessary reminders. Reviewing and confirming adjustments in the lease profile is recommended.
Q: Can I turn off the renters insurance requirement for only one tenant?
A: Renters insurance is managed at the lease level, not per tenant. If you turn the requirement off for a lease, tenants on that lease can still purchase or upload proof of coverage if it’s required by your lease agreement - but they won’t receive TurboTenant’s automatic reminders or updates to complete it.
Q: Can I upload the renters' insurance policy if my tenant sent it to me outside of TurboTenant?
A: Yes, you can upload proof of insurance for your renters if they sent this to you outside of TurboTenant. You can see how to do this here.
