Whether you are marketing your property on TurboTenant or find a potential renter outside of our platform, you can invite them to complete an application and screening report through TurboTenant.
To invite a potential tenant to apply to your property, follow the steps below.
On a web browser:
Step 1- Log in to your account and click on the Applicants tab in the left menu, then select "Invite to Apply." You can also find this option in the upper right corner of the Leads tab.
Step 2 - Fill out the Renter's information by entering the following:
Legal First & Last name
Decide whether you're sending the invitation via
Email & Text
Email
Text
Select the property they'll be applying to by clicking on the dropdown menu
Enter the Rent & Deposit amount
Select the Application Type
You'll have a couple of options to select from before you send the invitation:
Included with the new Pro Plan - Background, Eviction, Credit + Snappt Income Verification & Fraud Detection. The renter pays $45 instead of $55 if you are subscribed to the Pro Plan. Free For Landlords - Background, Eviction, Credit Only. The renter pays the $55 fee. (Choosing this option does not include Snappt Income Verification & Fraud Detection nor the lower screening fee)
After clicking "Invite," you will receive a confirmation and instructions for the next steps. You can invite another renter or select "I'm Done."
On the mobile app:
Step 1 - Log in to your account and go to the Renters tab. Then select "Invite to Apply."
Step 2 - Fill out the relevant information; select your preferred delivery method, Text, Email, or Both, and click “Invite."
You will see the Invitation Sent confirmation after clicking “Invite.” You can either select Invite Another Renter to start the process again or press Done!

Q: Can I generate a link to apply without the applicant's name or email?
A: Whether you're marketing or not, as long as you've added your listing details you'll be able to share your listing page, which includes the Apply Now feature for prospective tenants to apply with. You can use this link to share with prospective tenants if you do not have their full contact information.
To locate this, you'll want to click on the Properties tab, then click on the intended property and select Marketing. Within the "Listing Page" section of the Marketing tab, you'll see a few URL links, and you'll have the option to "Copy the Link" or "Share the Listing Page."
