What if my Applicant Thinks There is an Error on Their Screening Report?

The steps you should take as a landlord if your applicants believe there was an error on their screening report.

TurboTenant strives to provide our customers with quality services when it comes to completing tenant screening reports. However, it is important to note that we have no control over the information that is contained in the report since it is generated by the credit bureaus.


Your applicants are required to verify their identity when completing the screening report by verifying their Social Security number. When they complete this verification, that is when the screening report is delivered to you. If your tenant is unable to verify their identity there could be several factors, but they can usually call the Credit Bureau to get verified. In order for the applicant's identity to be verified, a Social Security Number or an Individual Taxpayer Identification Number (ITIN) must be provided at the time of completion.

When your applicants are verified, you will receive their report, but they will not receive a direct copy themselves. They can receive a copy of the report by reaching out to Rent Butter at [email protected], and they will return a copy of their report as soon as possible.

You will want to make sure you have a valid mailing address in your account settings to receive the Screening Reports instantly. To verify this is added, you can go to your
​Account > Settings to view the address listed there.


Identity Theft & Fraud on Consumer Reports

TurboTenant does not generate consumer reports, but rather only forwards the reports that are generated by the credit bureaus. TurboTenant is not required to remove accurate derogatory information from a consumer file. Any changes or updates to the screening report would have to be made by one of the top three credit bureaus.

Requesting Their File or Disputing a Report

In accordance with the Fair Credit Reporting Act, if your applicant would like to request a copy of their file (at no cost to them) or have a question on the completeness or accuracy of the information used to create the consumer report, or if they would like to dispute any inaccuracies or add a consumer statement, they can contact the credit bureau.

Inaccurate Background Check Results

The credit bureau uses advanced logic to match criminal records with prospective tenants, including name, date of birth, past addresses, aliases, and other factors. It is possible that a positive criminal record match may be a record that is actually from a different person.

Landlords are encouraged to contact the court or law enforcement agency of record directly should they seek additional information, confirm accuracy, or better understand the disposition of a criminal record associated with a screening report.

If your applicant believes that the criminal record associated with their screening report is inaccurate, they should contact the credit bureau companies.
