How To Customize & Share The Home Guide With Tenants

The Home Guide can help you answer questions you anticipate from tenants and help your tenants feel at home.

Your tenant’s Home Guide is an easy way to share everything they need to feel settled - key lease details, helpful house info, important contacts, and any “good to know” notes, all in one place. Best of all, if you update the guide later, your tenants will automatically see the latest version.

How to quickly access the Home Guide

You can find a tenant’s Home Guide from the lease it’s connected to:

  1. Go to Lease Profiles in your TurboTenant account

  2. Open the lease you want to view

  3. Click the Home Guide tab

Anytime you have an existing lease, you’ll see a Home Guide tab within that lease.

Setting Up the Home Guide

Go to your Lease Profiles tab and select the lease you want to set up your Home Guide for.

Once you're on the lease summary page, click on the Home Guide tab.

To get started, you'll have a couple of options:

  1. Customize Home Guide - On the Customize a Home Guide screen, you’ll see a quick overview of what your Home Guide can include, such as:

    • Pre-filled details from your lease that you can review and edit

    • A welcome note for your tenants

    • Important info like contact details, property details, HOA rules, and maintenance “FYIs”

    • A reminder that once you share the guide, any updates you make will be reflected for tenants automatically

  2. Upload Using AI - Upload an existing guide to auto-fill your Home Guide with AI.

If you click "Customize Home Guide," Your Home Guide will be auto-filled with any info we have from your TurboTenant account. This includes your listing, TurboTenant Lease Agreement, and more.

Select one of the following options:

  • Start with TurboTenant information (recommended): Uses details from your TurboTenant account to auto-fill your Home Guide.

  • Use a Home Guide you’ve already created in TurboTenant: Starts from a Home Guide you previously created.

After choosing an option, click Get Started to continue.

If you selected Upload Using AI to create your Home Guide, you can upload a document from your device to help auto-fill your Home Guide. Files must be in PDF format and 20 MB or less.

Next, review each section: Welcome Note, Lease Information, Communication, and any other sections you’ve added.

To edit a section, click into the section first, then hover over the content inside that section. The pencil icon will appear; click it to make changes. You can also hide or unhide sections at any time; hidden sections won’t be visible to tenants, even if you’ve already shared the guide.

You can hide a Home Guide section if it is not relevant by clicking on the section, then clicking Hide Section.

Adding Additional Sections to your Home Guide

When you need to add additional sections to your Home Guide, click Add New Section at the bottom of the customization page.

Sharing the Home Guide with your tenants

Once you’re done reviewing and editing the Home Guide, you’re ready to share it with your tenants.

Click Share with Tenants in the upper-right corner of the Home Guide. This will email the Home Guide to all tenants on the lease.

💡 TurboTip: If you haven't added tenants to your lease yet, you can do so by clicking on "Add Tenants To Share." Simply add your tenants, then when you go back to the Home Guide tab, you'll see the option to "Share With Tenants."

Once shared, you can also send them a personal message through TurboTenant to let them know you've sent it!

Sharing And Updating The Home Guide

Keep in mind that once you share the Home Guide, any edits you make will automatically be reflected for your tenants in their Home Guide. There is no need to re-share it, unless you want to let them know the changes have been made. Once you've shared the Home Guide, tenants do not receive a notification from TurboTenant that changes have been made to it.

Each lease has its own Home Guide, so you'll want to share a Home Guide for each lease. Sharing the Home Guide for one lease does not share the Home Guide for another lease, even if the lease is for the same property.
