At this time, an individual application is required for each individual who is 18 years or older and who will be living at the property, as well as any co-signers for the tenants. Fair Housing laws also require that all applicants are treated equally, regardless of familial status.

💡TurboTip: Please note that each applicant must use a unique email address. Here are some tips on leases with multiple tenants for you to utilize.


Why an Individual Application is Needed

The reason for each renter and co-signer needing their own application is because each application/screening report is tied to an individual's Social Security Number (SSN) or Individual Taxpayer Identification Number (ITIN), allowing you to receive and view screening report information such as credit history, rental history, and eviction history. These are not tied to couples or groups such as families as they all have different social security numbers.


Submitting Your Application

When your lead is submitting an application, please make sure that they submit accurate and up-to-date information, including the SSN or ITIN, and be sure they list any other person wanting to occupy the property.

Please keep in mind that we encrypt the SSN or ITIN and send it directly to TransUnion for verification. We are not able to provide the SSN or ITIN for any reason; this is encrypted information and is not available to TurboTenant employees or landlord users.

💡 TurboTip: Remind your applicants to use their full name as would be shown on their Social Securtity Card and ID in order to ensure accurate and quick screening reports.

Q: Can my spouse or partner and I submit through the same rental application?

A: No, each applicant must submit a separate rental application and report. While you can list co-applicants, anyone over the age of 18 is required to complete their own individual application.

Q: Does each applicant have to pay for their own report, or does the first fee cover all applicants?

A: Any application and screening report submitted will have to pay their own separate screening fee. You can help lower this fee by $10 with our Premium Plan!
