Upload Income Verification Documents

Uploading documents during the application process

As part of your rental application, you'll be asked to upload documents that verify your income through Snappt, TurboTenant's third-party income verification service. To help avoid delays, make sure you upload supported documents in the correct format.

Accepted income documents

You can upload one or more of the following:

  • U.S. pay stubs

  • Gig work income documents

  • Social Security Benefit Letters

  • VA Benefits Statements

Additional supporting documents

Depending on your situation, you may also upload:

  • U.S. bank statements

  • International bank statements

  • International pay stubs

  • Investment account or portfolio statements

  • W-2s from ADP Payroll Services

  • IRS Tax Transcripts or W-2s downloaded directly from the IRS

  • Cash App statements

  • PayPal statements

  • Form I-20 (Study in the States)

  • FAFSA financial aid documents

  • Utility bills

  • U.S. credit card statements

  • International credit card statements

Unsupported file types

The following file types and formats cannot be accepted:

  • Screenshots

  • Image files (.JPG, .JPEG, .PNG, .IMG)

  • Word documents

  • Excel spreadsheets

  • Google Docs saved as PDFs

  • Password-protected files

For the best results, upload the original digital file downloaded directly from the issuing organization.

Tips for a successful upload

To help ensure your documents can be verified successfully:

  • Upload original digital documents whenever possible.

  • Make sure your name matches across all submitted documents.

  • If you're submitting pay stubs, provide at least 28 consecutive days of income when available.

  • Ensure each document is complete, readable, and unedited.

Understanding your document status

After your documents are reviewed, you'll receive one of the following statuses.

Passed

Your documents were successfully reviewed, and no issues affecting their authenticity were detected.

Failed

One or more issues were identified during the verification process, and your document could not be authenticated.

For security reasons, the specific reason a document receives a Failed result isn't disclosed.

Insufficient Documentation

Your documents couldn't be reviewed because they didn't meet the submission requirements.

This commonly happens when:

  • The document type isn't supported.

  • The file format isn't supported.

  • The document wasn't downloaded correctly.

  • The file is incomplete or unreadable.

If you receive this status, upload a new copy that meets the requirements above.

Troubleshooting document upload issues

If your documents are marked as Insufficient Documentation or aren't being accepted, the issue is often related to how the file was downloaded or saved—not the information contained in the document itself.

For the best results, always upload the original PDF downloaded directly from the financial institution or issuing organization.

Use the original PDF

Avoid uploading files that have been:

  • Saved using Print to PDF

  • Scanned

  • Screenshotted

  • Emailed to yourself and re-saved

  • Converted into another file type

  • Edited in any way

These methods may remove information needed to verify the document.

Best way to download your documents

We recommend downloading your documents from a desktop or laptop computer.

  1. Sign in to your financial institution's website using a web browser, such as Chrome, Safari, or Edge.

  2. Download the original PDF directly from the website.

  3. Upload that same, unmodified PDF to your TurboTenant application.

If you're using a mobile device

If you don't have access to a computer:

  • Use your bank's website in a mobile browser instead of the mobile banking app whenever possible.

  • Save the original PDF directly to your device.

  • Upload the original file without editing, converting, or taking screenshots.

Additional guidance for self-employed applicants

If you're self-employed, you may be asked to provide additional documentation.

For the best results:

  • Upload original PDF bank statements downloaded directly from your online banking portal.

  • If tax documentation is requested, upload an official IRS Tax Transcript rather than a copy of your tax return.
