Lease Renewals & Turnovers with Autopilot

How Autopilot handles renewals and turnover for you.

What Happens When a Lease Is Ending with Autopilot?

Lease renewals involve both you and your tenant. Whether the lease is renewed or the tenant decides to move out, the Autopilot team works with you to make the process smooth and well-coordinated.

Lease Renewal Process

To help avoid unnecessary vacancy, renewal discussions begin before the lease expiration date, we will:

1. Review Lease Terms

We review the current lease details and confirm:

  • Current rent amount

  • Proposed rent adjustments (if any)

  • Lease term length (typically 12 months)

If you’d like to increase rent, we’ll ensure the change aligns with local regulations and required notice periods.

2. Tenant Communication

Autopilot manages communication with the tenant by:

  • Contacting them about the upcoming renewal

  • Presenting updated lease terms

  • Coordinating lease signatures through the platform

You’ll be notified once the tenant confirms their decision.

3. Lease Execution

If the tenant renews:

  • A new lease is generated

  • Both parties sign electronically

  • The new lease term begins without interruption

If the Tenant Does Not Renew

If the tenant declines to renew — or you choose not to renew — the property moves into turnover preparation.

1. Notice & Move-Out

We confirm key details such as:

  • Official notice has been given

  • The tenant’s move-out date

  • Final rent payments

Tenants complete their move-out responsibilities according to the lease.

2. Move-Out Inspection

After the tenant vacates:

  • A walkthrough inspection is completed

  • Property condition is documented

  • Security deposit reconciliation is prepared according to state law

Property owners remain responsible for complying with local deposit return timelines.

3. Property Preparation

Before re-listing, the property must be rent-ready, which may include:

  • Cleaning

  • Minor repairs

  • Preparing the unit for the next tenant

Autopilot can coordinate minor turnover items like cleaning or small repairs. Larger renovations remain owner-managed.

4. Relaunch Marketing

Once the property is ready:

  • Photos are updated if needed

  • The listing is republished

  • Showings resume

The tenant placement process then begins again, with Autopilot coordinating communication, scheduling, and showings on your behalf.
