How Tenants Submit Requests
Tenants submit maintenance requests directly through their TurboTenant portal. Each request includes:
A description of the issue
Photos (when applicable)
Contact details for scheduling
You and our team are notified immediately.
Initial Review & Triage
Once a request is submitted our team takes care of the following:
Review the details
Determine urgency (routine vs urgent)
Gather additional information if needed
For urgent issues (e.g., water leaks, loss of heat, safety concerns), we act quickly to prevent property damage and protect habitability.
Vendor Selection
Autopilot works with a vetted network of maintenance vendors to handle repairs at your property. Vendors are carefully selected and monitored to ensure they meet professional standards for reliability, quality, and responsiveness - so you’re not letting just anyone into your home.
When a repair is needed:
We request a quote or estimate from a qualified vendor.
Our team reviews the scope and pricing.
We present the bid to you for approval before any work begins.
You always retain full control over repair approvals, and no work moves forward without your authorization.
Owner Approval
Before non-emergency work begins:
You receive the repair estimate
You approve or decline the proposed work
Once approved, we coordinate scheduling
For emergency situations where delay could cause damage, we may move forward to stabilize the issue and notify you immediately.
Scheduling & Completion
After your approval:
We coordinate scheduling between the vendor and tenant
We track completion
We confirm the issue has been resolved
All communication is documented in your dashboard.
Payment Handling
Vendors are typically paid directly by the owner. Autopilot coordinates the repair process but does not mark up maintenance costs. If you use a home warranty company:
We can assist with vendor scheduling
We cannot initiate claims, pay premiums, or negotiate policy terms
Turnover & Larger Projects
For routine turnover items (cleaning, minor repairs, small fixes):
We can coordinate vendors
For major renovations (flooring replacement, large remodels):
Owners are responsible for managing those projects
Your Role as an Owner
With Autopilot, you:
Approve repair estimates
Cover the cost of maintenance and repairs
Remain legally responsible for property habitability
We manage the coordination so you don’t have to handle vendor calls or scheduling.
