How to Create Charges

How to create recurring monthly charges and one-time charges for your tenants to pay.

After the initial setup of your payments, you can add monthly or one-time charges by clicking "Create Charge" in either the Payments tab or in the specific Lease Profile* under Payments and following the required steps.

*The Lease Profile is like an electronic version of an old-school file folder for your lease that holds the tenant, payment, document, and property information.


To Create Charges in the Lease Profile

Step 1: Go to the Leases tab and select the profile for which you need to create the charge.

Step 2: Go to the Payments section of that lease profile

Step 3: Select "Create Charge" and select whether you are creating a monthly charge or a one-time charge.

Step 4: Once you select the charge type, enter the charge information and select "Next." Once you review the charge to make sure it looks correct, select "Create Charge" (one-time or monthly will listed)

Voila! Your charge has been created and sent to the tenants on that lease. With one-time charges, they are automatically sent to the tenant. Monthly charges will be posted to the account 15 days before the due date, with reminders to pay sent to the tenant's email 7, 3, and 1 day before the due date.

As a note - Past due payment reminders are sent out 1, 3, and 5 days after the due date passes without the charge being paid.

Q: Can I edit or delete charges once they have been made?

A: You can edit or delete charges once they have been created. You can check out our article How Do Edit & Delete Rent Payment Charges? for more guidance!

Q: Where do I view the monthly charges I have set up?

A: Monthly charges can only be viewed from the payments section of each individual lease profile. To view these, you will want to go to the Leases tab, select the lease profile, go to the "Payments" section of the profile, and from there you will be able to see the associated monthly charges for that lease.

Q: Can I add a credit to a charge?
A: Currently, TurboTenant does not have a feature that allows you to add a credit to a charge; however, as a workaround, you can credit a tenant by applying that credit amount to any future charges you create on their lease profile. You can also edit any recurring charges to manipulate the price to include the credit amount you want. We have an article from our Help Center that dives more in-depth on how to edit any charges you have created on a lease profile to get you through this process.

You cannot use a negative amount for a credit, as this will not work.
