Autopilot Applications, Screening & Tenant Recommendations

Learn how Autopilot handles applications, screenings, and recommendations.

With Autopilot, we handle the application and screening process from start to finish. We filter for qualified applicants so you only review the strongest candidates - while you remain in full control of the final decision.


How Applications Are Collected

After a showing, interested renters receive a secure application link.

Each application includes:

  • Personal and contact information

  • Residential history

  • Employment history

  • Income documentation

  • Background questions

  • Emergency contact information

  • Government-issued ID

Applicants also complete:

  • A credit check (soft inquiry - this does not impact their score)

  • A background check

  • Screening fee payment

Applications are considered complete once screening and required documentation are submitted.


Screening Standards

Autopilot uses consistent qualification criteria designed to identify strong applicants. Standard screening benchmarks include:

  • 3x income-to-rent ratio (combined household income)

  • 650+ credit score (higher thresholds available upon request)

  • Clean rental history

  • No recorded evictions

  • Verifiable income

Income verification is completed through secure payroll or bank verification tools, or by reviewing uploaded documentation.


Customizing Your Criteria

You may request adjusted criteria before your listing goes live, such as:

  • Higher minimum credit score

  • Different income requirements

  • Pet restrictions

  • Additional property-specific requirements

All screening criteria must comply with local, state, and federal Fair Housing laws.


How Recommendations Work

Once qualified applications are received:

  • We review documentation and screening results

  • We evaluate income, credit, and background details

  • We compile a recommended applicant or applicant group

You’ll receive an email notification with a summary of the applicant’s key qualifications and our recommendation to help guide your decision.


Your Decision

As the owner, you always make the final decision. At this stage, you can:

  • Approve the recommended applicant

  • Request additional clarification

  • Decline and wait for additional applicants

Timely decisions are important. Strong applicants may continue applying to other properties while waiting.


If an Applicant Does Not Qualify

If an applicant does not meet the screening criteria:

  • We handle applicant communication

  • Required adverse action notices are sent when applicable

  • Screening compliance requirements are followed

You do not need to manage denial communications directly.


After You Approve a Tenant

Once you approve an applicant:

  • The lease agreement is prepared

  • You'll review and sign the lease agreement

  • After you review and sign, the tenant signs and must submit their security deposit

  • Once all parties have finalized the lease agreement, we distribute the completed lease agreement.

From there, we transition into ongoing management under Autopilot.
