Welcome to TurboTenant — Important Information for Rentler Landlords

A guide to help you transition from Rentler to TurboTenant.

What's Happening?

Rentler is partnering with TurboTenant to bring you a more complete property management platform. The good news: Rentler isn't going anywhere. Your listings will stay active on Rentler, but going forward you'll receive and manage your leads and applications through TurboTenant.

What's changing is where you manage your properties. TurboTenant is now your platform for rent collection, tenant communication, lease management, maintenance tracking, and more.

We've worked closely with Rentler to make this transition as smooth as possible. Your rent payments, tenant information, and property details will transfer without disruption.

🚨 Important: Please do not create a TurboTenant account until you receive an email from TurboTenant to set your password. Creating an account early could prevent your data from transferring properly from Rentler.


What This Means for You

  • Your TurboTenant account will be automatically created with all your information

  • Your tenants will receive access to their TurboTenant Renter Portal

  • Your rent payments will continue processing automatically — no action needed

  • Your Rentler listings remain active and will continue generating leads and applications

  • Historical information (applications, screening reports, maintenance requests, messages, etc.) will remain accessible in Rentler


Your Payment Information

Your payments will continue without interruption:

  • Bank accounts: Your bank account information will be securely transferred so tenant payments deposit to the right place

  • Tenant payment methods: All your tenants' payment methods transfer automatically — no re-entry needed

  • Payment history: Your complete payment history will be available in your new TurboTenant account

  • ACH fee billing: If you previously covered ACH fees for your tenants on Rentler, note that the billing process works differently on TurboTenant.

    • On Rentler, you were invoiced on the 15th of each month and billed a few days later.

    • On TurboTenant, ACH fees are deducted directly from the rent deposit you receive, rather than billed separately. If you have questions about how this applies to your account, reach out to [email protected].

Recommended action: When you receive access to your new account, log in and verify that your properties, tenants, and payment information transferred correctly.


What You Get with TurboTenant

TurboTenant is free for landlords and includes everything you need to manage your rental properties professionally:

  • Listing Syndication and Lead Management: Post a vacancy once and TurboTenant syndicates it to Rentler and dozens of other rental listing sites automatically. Leads, inquiries, and applications all come into TurboTenant so everything is in one place. You can also pre-screen leads with custom questions before they apply, keeping your pipeline organized from the start.

  • Rent Collection: Collect rent online via bank transfer (ACH) or card. Automatic reminders go out before rent is due, late fees charge automatically, and every payment is tracked and receipted — all without manual follow-up.

  • Tenant Screening: Run credit, background, and eviction checks directly in TurboTenant. Applicants pay the screening fee, and you get a clear report.

  • Lease Agreements: Create and send state-specific lease agreements for e-signature. No PDFs to email back and forth.

  • Maintenance Tracking: Tenants submit maintenance requests through their portal, attach photos, and track status. You keep a complete paper trail of every request.

  • Expense Tracking: Log and categorize property expenses as they happen — repairs, insurance, supplies, and more — organized by property automatically.

  • Condition Reports: Digital move-in and move-out inspections. Both parties sign off and everything is documented.

  • Showing Scheduling: Add your availability, share a link, and TurboTenant handles confirmations, reminders, and cancellations.

  • Messaging: Keep all landlord-tenant communication in the platform, off your personal phone.


Your Rentler Listings

Your Rentler listings are not affected by this transition. Rentler's listing site stays active, and TurboTenant syndicates your listings there along with dozens of other rental sites.

Going forward, you'll manage everything — listings, leads, and applications — through TurboTenant. Every inquiry comes straight into your account so nothing falls through the cracks.


Frequently Asked Questions

Q: Do I need to do anything to keep my rent payments running? No. Rent payments will continue to process automatically and deposit to the same bank accounts you were using with Rentler.

Q: Will my tenants need to set up new payment methods? No. All existing payment methods transfer automatically.

Q: Will my tenants know about this change? Yes. We'll send your tenants an email with information about their new TurboTenant Renter Portal and mobile app.

Q: Can I still see my history from Rentler? Yes. Your complete payment history will be available in TurboTenant. Rentler will remain accessible for viewing historical information including past applications, screening reports, maintenance requests, and message threads.

Q: What if I can't access my TurboTenant account after receiving the setup email? Make sure you used the link in the setup email to create your password and logged in with the same email address connected to your Rentler account. Use the 'Forgot Your Password?' option on the login page if needed, or contact our support team at [email protected].

Q: Does TurboTenant have a mobile app? Yes. The TurboTenant app is available on iOS and Android. You can manage listings, communicate with tenants, collect rent, and handle maintenance from your phone.

Q: Is TurboTenant really free? Yes. The core TurboTenant platform is free for landlords. There is a paid plan called Pro that adds features like free tenant ACH payments, faster payouts, unlimited lease agreements, and landlord accounting — but your migrated account starts on the free plan.

Q: How do Autopay settings work on TurboTenant? Autopay can only be scheduled up to 12 days before the rent due date. Scheduling Autopay for a date after the due date is not currently supported.

If your tenant needs a later Autopay date, you can edit the monthly rent due date to a later day in the month. This shifts the 12-day window, allowing your tenant to successfully schedule their Autopay later in the month.

Q: What information was migrated from Rentler? To streamline your experience, we connected your Rentler Stripe account directly to TurboTenant's platform. No sensitive data was moved or altered — your payment information, bank account details, rent payments, Autopay settings, and overall account configurations remain exactly as they were on Rentler.

Q: Why do rent deposits take 5 to 7 business days? We process payments as quickly as possible and never hold onto your funds. The timeline breaks down as follows:

  • 3 to 5 business days: The time it takes for standard ACH funds to clear and appear in our account.

  • 1 to 2 business days: The time it takes for us to process that payment and for the funds to successfully deposit into your checking account.
