The Condition Report documents the state of your property at move-in. It protects both you and your tenant by creating a clear record of the home’s condition at the start of the lease.
What Is a Condition Report?
A condition report is a detailed record of your property’s current state. It includes notes and photos of each room and major feature, documenting things like cleanliness, visible damage, and the presence of appliances or safety devices.
With Autopilot, a professional photographer or field specialist completes the condition report for you during their visit. They walk through your property, take photos, and note any issues or features that might affect marketing or move-in readiness.
This report helps:
Document your property’s condition before a new tenant moves in
Highlight any repairs or cleaning needed to get your property rent-ready
Provide a clear record in case there are questions or disputes about property condition later
Who Fills Out the Condition Report?
The condition report is completed by a professional photographer or field specialist as part of the Autopilot service.
You, as the owner, do not need to fill out this report yourself. Our team handles the entire process for you, ensuring an objective and thorough assessment.
When is the Condition Report Completed?
The condition report is typically completed during the initial property visit—the same appointment when marketing photos are taken.
This usually happens:
Before your property is listed for rent
Before a new tenant moves in
If you request additional services or if there are significant changes to the property (such as major repairs or renovations), a new condition report may be completed to reflect the updated state.
Why is the Condition Report Important?
Peace of Mind: You have a clear, professional record of your property’s condition at a specific point in time.
Dispute Protection: If questions arise about damage or repairs after a tenant moves in, the report provides objective documentation.
Maintenance Planning: The report can highlight areas that may need attention before listing or move-in, helping you keep your property in top shape.
What Happens After the Report is Completed?
Once the condition report is finished, you’ll receive a copy (or access to it through your owner portal). You can review the findings, see the photos, and address any recommended repairs or cleaning before your property is listed or a new tenant moves in.
Security Deposit Considerations
At move-out:
The Condition Report is used as a reference
Any damage beyond normal wear and tear may be deductible
Deposit reconciliation must follow your state’s legal timelines and requirements
Autopilot supports documentation and coordination, but you remain responsible for complying with local deposit laws.
Where to Find the Report
