Making a Decision on an Applicant
When you're ready to decide on an applicant, click Make a Decision in the upper-right corner of their profile. You'll be presented with the following options:
Accept Applicant – The applicant is marked as accepted and their information is saved to a tenant profile for your lease agreement. They will NOT be notified.
Archive Applicant – The applicant is moved to your "Archived Applicants" list. They will NOT be notified.
Deny Applicant (Without Sending Message) – The applicant is marked as denied and moved to your "Archived Applicants" list. They will NOT be notified.
Deny Applicant & Send Message – The applicant is marked as denied and moved to your "Archived Applicants" list. TurboTenant WILL send them an email notification of their denial, including their rights under the Fair Credit Reporting Act.
After reviewing your applicants and deciding who you'd like to move forward with, open the applicant's profile and click "Make a Decision" in the upper-right corner. Select Accept Applicant to move forward — you'll be prompted to sign the lease agreement, and the tenant will be added to the lease.
What Happens After You Accept a Tenant
Once you’ve approved an applicant, it’s time to finalize the lease. Here’s what to expect:
Review Your Lease - Make sure all the details are correct.
Ask Questions if Needed – Reach out to our team if anything needs clarification or changes.
You Sign First - The landlord signs the lease agreement first.
Tenants Sign & Pay - Tenants complete their signatures and submit the security deposit.
Final Review & Counter-Sign - We confirm everything is in order and counter-sign the lease.
Everyone Gets a Copy - Once finalized, signed copies are automatically shared with all parties.
After You Sign the Lease
Tenants Sign & Pay - Your tenants sign the lease and submit their security deposit.
Funds Are Transferred - The deposit is sent to your bank account within 3–5 business days after payment.
Final Review & Counter-Sign - We verify everything is correct, then counter-sign the lease.
Copies for Everyone - Once the lease is finalized, signed copies are automatically shared with all parties.
