TurboTenant Accounting Overview of Transactions, Import Feed & Insights

TurboTenant Accounting brings your rental finances into one clear system. From tracking every transaction to seeing portfolio-level performance, these tools give you both the day-to-day workflow and the big-picture view.


Transactions: Your Accounting Workflow

The Transactions page is where you manage all activity from your connected bank accounts. From here you can:

  • Review, edit, and categorize (or book) imported transactions in the Import Feed

  • You can also create rules to auto-book repeat transactions.

Categorizing (or booking) transactions ensures they become part of your official records, reports, and dashboards. Until a transaction is booked, it won’t appear in your reports or Insights dashboard.


Import Feed: Your Primary Workflow

When you open the Transactions page, you’ll land on the Import Feed. This is where you categorize and book new transactions from your linked accounts.

Booking a Transaction

  1. Click into a transaction in the Import Feed (either the line item or the Book button).

    • You can also filter through your transactions by:

      1. Accounts → switch between connected accounts

      2. Status → view all transactions, only unbooked items, or those with rules applied

  2. Select the correct Transaction Type (e.g., Expense, Loan Payment, Credit Card Payment).

  3. Fill in the required details:

    • Expense Account

    • Portfolio / Property

    • Unit (if applicable)

    • Optional: Vendor, Notes, Attachments

  4. Select Save to finalize the booking!

💡 Pro tip: Check the Create rule after saving to categorize similar future transactions automatically.


Adjusting Transactions

Click the three-dot icon (⋮) on the right end of your transaction to access adjustment options:

  • Split → divide a transaction into multiple categories

  • Edit → adjust details before booking

  • Ignore → hide a transaction you don’t want to include

  • Unbook → move a previously booked transaction back into the Import Feed


Expenses: Where Booked Expenses Live

The Expenses tab is also accessed through the Transactions page. This is where you review and manage your booked expenses.

  • Review and organize expense records

  • Edit or delete items

  • Add receipts, notes, or supporting documentation

Expenses can be added manually or booked from the Import Feed. You can filter expenses by property, category, or date range.


Insights: Your Financial Command Center

Every transaction you book becomes the foundation of your reports and dashboards. By categorizing income and expenses in the Import Feed, you’re powering the Insights dashboard with accurate, organized data.

📊 The Insights page in TurboTenant Accounting gives you a clear view of your business performance. Once transactions are booked, this dashboard can help you uncover trends, highlight profitability, and show you exactly how your rentals are performing.

Think of it this way:

  • Transactions = the work (where activity from your bank turns into clean records).

  • Insights = the results (where those records roll up into trends, reports, and portfolio performance).


Revenue, Net Operating Income (NOI), and Cash Flow

Track income and expenses over time. Compare month-to-month performance, view 6- or 12-month averages, and uncover trends that highlight where your rental business is thriving - or where costs may be creeping up.


Expenses Breakdown

See a categorized view of your expenses, aligned to IRS Schedule E categories. Could you quickly understand where your money is going across maintenance, utilities, insurance, and more?


Portfolio Value

Monitor the overall value of your rental business by tracking equity and debt across properties.


Unbooked Transactions & Tasks

At the top of Insights, you’ll see reminders for unbooked transactions and other to-dos that need your attention. This ensures your dashboard stays accurate and up to date.


Filters

Use filters to view performance by portfolio or property, and adjust the date range to spot trends in your rental business.


Managing Accounts

TurboTenant Accounting now includes a Manage Account feature that allows you to view and manage your linked and manually added bank accounts directly within the TurboTenant Accounting interface.

From the Manage Account button, you can:

  • View the connection state of each bank account

  • Refresh bank connections

  • Edit Accounts

  • Unlink bank connections

  • Archive and unarchive accounts

  • Merge duplicate accounts

  • Delete accounts

This makes it easier to troubleshoot connection issues and manage your accounts without leaving TurboTenant Accounting.


Accessing the Accounting Website

To navigate to the REI Hub Accounting website, you can:

1. Navigate to the Import Feed from the Transactions tab and select the Edit Rules button with the icon:

2. Navigate to the Tracking tab and select any of the links that show the icon:

3. Navigate to the Insights tab and select Reports, from here select any of the links that show the icon:
