Portfolio Settings
You can find the Portfolio Settings by clicking the three lines in the top right corner.
Portfolio Name
This name will appear at the top right of your dashboard after you log in and as a ‘Transaction Scope’ option on individual transactions.
Bookkeeping Start Date
Your Bookkeeping Start Date defines the period that TurboTenant Accounting’s records should be considered definitive.
Accounting Basis
The basis of accounting is the method used to record and report financial transactions, such as when revenues, expenses, assets, and liabilities are recognized in financial statements.
TurboTenant Accounting is optimized for Cash Basis, which is why it's set as the default. As a result, our Accrual Basis functionality is not automated or reported on to the same extent as our cash basis tools. It will require some configuration changes and manual transaction entry to accomplish.
Enable Vendor Tracking
Vendor tracking allows users to track payments by service provider.
Enable Sub-Portfolios
This optional feature adds an additional layer to the structure between the top-level portfolio and individual property layers.
Retained Earnings Account (Auto Balance OR Owner Funds)
By default, the drop-down menu includes the Auto Balance or Owner Funds accounts.
If you selected one of the retained earnings accounts above, the prior bookkeeping period's net income will be added to that account and shown as a line on the Balance Sheet. A Retained Earnings line will show on the balance sheet if you have not selected an account.
Bookkeeping Close Date (Optional)
This will block journal entries (transactions) from being made before the selected date. This feature is designed to help prevent accidental or unintentional changes after you have completed your bookkeeping for a specific period.
TurboTenant Import Start Date (Optional)
By default, TurboTenant Accounting brings over all the rent payment and security deposit information from TurboTenant. If you want these records to align with your Bookkeeping Start Date, then you can set the TurboTenant Import Start Date to match.
